Conventional Fixed Rate Loans

Conventional Fixed Rate loans are available with several different amortization choices. We offer 10 yr, 15 yr, 20 yr, 25 yr, and 30 yr amortizations to fit your individual needs.

Conventional Adjustable Rate Loans

Conventional Adjustable Rate Loans are available with an initial fixed rate period and will then adjust annually at the end of the fixed rate period. The adjustments are based on the addition of your index and margin. The margin is fixed at the time of your loan origination and the index will fluctuate. We offer adjustable rate loans with an initial fixed rate of 3, 5, 7, or 10 years.

FHA Loans

FHA stands for the Federal Housing Administration. If you are a first time home buyer, with little down payment, traditionally, this is the loan for you. You can obtain an FHA loan with as little as a 3.5% down payment.

VA Loans

VA stands for Veterans’ Administration. To qualify for this type of loan, you must be a veteran and be able to produce a certificate of eligibility that shows your record of service in the military. The great thing about these loans is that you can get up to 100% financing.

USDA Loans

The United States Department of Agriculture (USDA) offers loan guarantees to lenders providing loans for low to moderate-income buyers in rural areas. The USDA offers 100% financing and is an excellent choice for those purchases within eligible census tracts.

Home Improvement Loans

We offer options for properties in need of repair through the use of FHA 203K and Fannie Mae Homepath. These loans can be used for both purchases and refinances, and enable homeowners to finance a wide range of property improvements with as little as a 3.5% down payment.

HARP/Open Access

These programs are an excellent choice for underwater homeowners as they allow for the refinance of your mortgage up to 125% LTV and unlimited CLTV. This relief refinance program allows you to lower your rate even if you owe more than your home is worth.
